Renovation of part of the Arsenal

AVG GROUP ACTED AS GENERAL DESIGNER

Pavilion №7 or “Blacksmith’s Workshop” was designed by military engineer Captain Fleischer in 1914-1915 on the site of an old painting workshop. In the second half of the twentieth century the building was partially rebuilt and completed. The building was not operated for a long time and reached 2018 in a terrible state, despite its status as a monument of architecture and urban planning of local significance.

The building, which turned out to be included in the complex of the military plant, underwent reconstruction and significant changes. For many decades it was used as a factory shop and was converted for production needs. At the same time, the preservation of historical heritage was not taken into account at all.

Many decorative elements were destroyed or damaged, authentic windows and doors were replaced with typical Soviet solutions, some of the openings were covered with bricks, the brick walls were in a terrible state, and the roof and all utilities needed to be replaced.

Factory building before the restoration process

So, our team had to solve a number of priorities:

– To restore the integrity and architectural-spatial expressiveness of the monument of architecture and urban planning;
– Adapt the building to a new functional purpose in accordance with the wishes of the tenant and regulatory requirements;
– Organize clear functional zoning and convenient technological, transport and pedestrian connections;
– Provide convenience and accessibility of the building for all users;
– Create a facility that will meet the requirements for energy saving and further economic operation of the building.

To achieve this goal, the project provided:

– Restoration of historic facades and return of the building to its original appearance in the preserved part, to open the laid window and door openings;
– Bringing the facades of the additions of the later period to a single stylistic solution with the historic part of the building;
– Warming of the building taking into account requirements of the security contract;
– Replacement of the old roof covering in order to reduce its load on the load-bearing structures and improve the physical, mechanical and operational properties of the roof;
– Replacement of doors and windows;
– Replacement of the emergency floor by installing a new one on separate, independent load-bearing structures without interfering with the historic part;
– Adaptation of internal space with the arrangement of office premises;
– Installation of new stairs in the body of the building in the existing physical dimensions without interfering with the historic part;
– Arrangement of the second floor on separate, independent load-bearing structures without interference of the historical part;

The result of our work is a preserved and restored historic building, adapted to modern needs, which has become part of the A-Station space.

It is worth noting that this is one of the largest industrial zone renovation projects in recent years in our country. This successful experience allows us to look at the fabric of Ukrainian cities in a different way, especially their historical part.

The renovation of the Arsenal plant is a visual demonstration of the high-quality restoration of the historic architectural heritage and its transformation into a bright and popular public place in the capital.
